King County home sales rebound in 2011, but prices still falling

Homebuyers purchased nearly 2,000 more houses and condos in King County last year than in 2010.

For 24 million fewer dollars.

That’s among the statistical nuggets in a year-end report the Northwest Multiple Listing Service released Monday. It reinforces what researchers have been saying about the Seattle real-estate market for months.

Sales volumes are climbing while prices — or at least the median price of houses that sell — continue to fall.

$25 billion mortgage deal goes to states

The nation’s five largest mortgage lenders have agreed to overhaul their industry after deceptive foreclosure practices drove homeowners out of their homes, government officials said Monday.

A draft settlement between the banks and U.S. states has been sent to state officials for review.

Those who lost their homes to foreclosure are unlikely to get their homes back or benefit much financially from the settlement, which could be as high as $25 billion. About 750,000 Americans – about half of the households who might be eligible for assistance under the deal – will likely receive checks for about $1,800.

A timeout called forbearance for the jobless with mortgages

If you or someone you know has lost a job and are in danger of falling behind on mortgage payments, here’s some potentially important news for you: The two largest players in home mortgages, Fannie Mae and Freddie Mac, are revising their policies on forbearance when unemployment interferes with your ability to stay current on your loan.

Forbearance means that a lender or mortgage-servicing company will either suspend — cut to zero — or reduce required monthly payments for a specific period of time. On loans they own or have securitized, Fannie and Freddie are now directing servicers to forbear when a borrower can show the loss of a job.
